Source MLS, Inc. ("Source MLS," "we," "us," or "our") respects your privacy. This Privacy Policy explains how we collect, use, disclose, and protect information when you visit SourceMLS.org, use our services, or interact with our software, tools, and analytics (collectively, the "Services").

By accessing or using the Services, you agree to this Privacy Policy.

  • MLS staff and administrators
  • Board members
  • Vendors, developers, and other authorized users who access Source MLS Services

This Policy does not apply to consumer-facing real estate listing websites or apps operated by MLSs, brokers, or portals.

2.1 Information You Provide Directly

We may collect the following information when you create an account, communicate with us, or use the Services:

  • Email address
  • Organization name (such as MLS or company name)
  • Login credentials (such as username and password)

We do not collect phone numbers, job titles, government-issued identifiers, or payment card information.

2.2 Information Collected Automatically

When you access the Services, we may automatically collect:

  • IP address
  • Basic log and security information (such as timestamps and access logs)

We do not collect device identifiers, advertising identifiers, or marketing profiles.

2.3 Analytics and Usage Data

Source MLS collects analytics related to the display of MLS listing data, including:

  • Listing detail page views
  • Attribution display activity
  • System performance and compliance metrics

Analytics collected through the Source MLS system are associated with MLSs and listings, not individual consumers.

3. Cookies and Similar Technologies

Source MLS uses strictly necessary cookies only, which are required for:

  • Maintaining user sessions

We do not use:

  • Analytics cookies
  • Advertising or marketing cookies

Because we only use strictly necessary cookies, we do not currently provide a cookie consent banner.

5. Data Ownership and MLS Analytics

Each MLS retains ownership of analytics and metrics derived from the display of its listing data.

Source MLS:

  • Provides access to MLS analytics as part of the Services
  • Discloses MLS analytics only as authorized by the MLS or as necessary to operate the Services
  • Uses aggregated and anonymized analytics across multiple MLSs solely to operate, improve, and support its nonprofit mission

6. Sharing and Disclosure of Information

We may share information:

  • With service providers who help us operate the Services (such as hosting and security providers)
  • With MLSs, limited to analytics and information related to their own data
  • If required by law, regulation, or legal process
  • To protect the rights, safety, and integrity of Source MLS and its users

We do not sell personal information or share it for cross-context behavioral advertising.

7. Data Retention

We retain information only for as long as reasonably necessary to:

  • Operate the Services
  • Provide analytics and reporting
  • Meet legal, accounting, or operational requirements

When information is no longer needed, we take reasonable steps to delete or anonymize it.

8. Data Security

We use reasonable administrative, technical, and organizational safeguards to protect information from unauthorized access, disclosure, or misuse.

No system is completely secure, and we cannot guarantee absolute security.
